For Emerald Cove Owners
Neighborhood Events
In Emerald Cove we strive to keep our friendly atmosphere. Our Welcome Committee will greet you to answer questions and help you get settled after your move. Neighbors enjoy the "hill-walk" for exercise. Some neighbors have rotating dinner parties. On July 4, neighbors watch fireworks. Late summer we have a pot-luck meet and greet in the cul-de-sac. For Halloween many of our kids go to Birdrock to pick up bags and bags and bags of candy. December is our Ladies Holiday Party. We are still working on getting a Book Club going...
Speed Limit – 15 miles per hour
We have neighbors, children and pets walking and playing in the community. Emerald Cove employs a security company to randomly use radar on our streets for speeders. Please drive freindly! Keep our neighborhood street-friendly!
Parking
All cars must be registered with FirstService Residential and have an Emerald Cove sticker attached to the driver's side front windshield. Owner vehicles must be parked in your garage. Once your garage is filled (whether it holds 2 or 3 cars), one additional car per house may be parked in the community with a parking sticker. Guest parking is allowed on the streets not blocking driveways. Guests parking more than 7 days need an extended guest pass, which can be requested from the FirstService Residential.
Pets
Pets must be on a leash; it is the responsibility of each owner to clean up after their pet uses any portion of the common area.

Home Repairs
There are a number of handymen who worked or still work with the original developer of Emerald Cove. They are a wealth of information on replacement of items in your home. Contact Jeanette Amen for information at 858-551-3332.
Faucets: The standard bath and tub faucets have cartridges in them. They are Signa faucets made by American Faucet. If you find a faucet dripping or leaking around the base usually it's the cartridge. Figure out whether the hot or cold cartridge is bad. Cartridges are easy to replace and can be ordered from Fixtures Living off Miramar Rd and probably any plumbing company. The tub and sink faucet cartridges are different sizes.
Post Tension Slabs: Emerald Cove homes are built on Post Tension Slabs to increase stability of your home. High-strength steel cables are laid in a tight grid in the slab, pulled with a hydraulic jack, and tensioned under approximately 5500 pounds of pressure. The cables help support and give strength to the slab once it has cured. If you cut or drill into your slab it can weaken or sever these cables and cause serious damage or injury!
Water & Gas: Main water shut-off valves are located in the garage, and at the water meter at curbside. Gas meter shut-off valves are located at the gas meter outside your home.
Front Doorbell & Intercom: The original IS69 NuTone door speaker was discontinued. If your doorbell stops working, try replacing it with a IS69WH-K NuTone Door Speaker with white frame - available at CentralVacuumStores.com (less than $100) before NuTone sends out a service person who suggests you replace the entire system for over a thousand dollars. An electrician can easily install the IS69WH-K.
Electrical: SDG&E installed "Smart Meters" on Emerald Cove homes. To opt-out: www.sdge.com/residential/smart-meter-opt-out/smart-meter-opt-out-program
Ground Fault Circuit Interrupter (GFCI) electrical outlets monitor current on your electrical outlets. If there is an imbalance GFCI trips the circuit to protect people from electrical shock. If you can't find the reset button for an outlet, try the one in your laundry room.
